For Buyers & Investors
Rent to Own Homes in Red Deer & Central Alberta
Not quite ready for a mortgage, but tired of renting with nothing to show for it? Rent to own can be a real path to ownership. I'm Kyla Peters, a REALTOR® and active investor who does rent to own myself, so I can explain it straight.
How rent to own works
In a rent to own, you rent a home for an agreed term, usually one to three years, with the option to buy it at a price you agree on up front. You pay an option deposit, and a portion of each month's rent is credited toward your future down payment. When the term ends, you apply for a mortgage and buy the home. It gives you time to build your credit or savings while living in the home you plan to own, and it lets you lock in today's price.
Who it's a fit for
- Buyers who are close to qualifying but need time to build credit or a down payment
- People who are self-employed or new to Canada and need a longer runway
- Families who want to settle into a home now and buy it later
- Investors looking to structure a rent to own as part of their portfolio
Why work with someone who actually does it
I don't just list homes. I invest in Central Alberta myself, including rent to own, rentals, and flips, so I understand these deals from both sides. I'll give you an honest read on whether rent to own makes sense for you, walk you through the numbers, and make sure the agreement is one you understand. Rent to own is not right for everyone, and it is not a guarantee that you'll qualify for a mortgage at the end, so I'd rather tell you the truth than sell you a deal that doesn't fit.
Common questions about rent to own
What is rent to own?
You rent a home with the option to buy it later, and part of your rent plus an upfront deposit goes toward your future down payment. It can be a path to ownership for buyers who need a bit more time.
How does it work in Alberta?
You agree on a purchase price and a term (usually one to three years), pay an option deposit and monthly rent with a portion credited toward the purchase, then buy at the end. Every contract should be reviewed by a lawyer.
Is it a good idea?
Sometimes. It helps buyers who are close to qualifying and lets you lock in a price, but it isn't for everyone and isn't a guarantee of qualifying later. I'll give you a straight answer for your situation.
Do you have rent to own homes available?
Availability changes. As an investor who does rent to own, I sometimes have properties or can help structure a deal. Reach out and I'll tell you what's possible.
Rent to own arrangements vary and are not financial, tax, or legal advice. Always have any agreement reviewed by a licensed Alberta lawyer before signing.
