A real Alberta advantage: no land transfer tax

Alberta does not charge a provincial land transfer tax, unlike most provinces. You still pay a modest Land Titles registration fee. As of the 2024 Alberta fee schedule, that is a base fee plus a small charge for every $5,000 of value. Confirm the current amount with your lawyer or Alberta Land Titles, since fees can change.

What buyers pay at closing

If you are buying next, budget for legal fees, Land Titles registration, a home inspection, an appraisal if your lender requires one, title insurance, property tax adjustments, and mortgage default insurance if your down payment is under 20 percent. Again, no Alberta land transfer tax.
