Water, septic, and utilities
Acreages typically rely on a well and septic system rather than municipal services. Always confirm water quality and flow, the condition and type of the septic system, and what utilities (gas, power, internet) are available. These are key questions I help buyers work through.
Access, zoning, and outbuildings
Check year-round road access, the property's zoning and permitted uses, and whether any shops or outbuildings were properly permitted. Financing and insurance for acreages can also differ from in-town homes, so line those up early.
